Booking Conditions

1. Contract: The contract for a short term holiday rental shall be made between the Client and the Owner Alex Knight. The contract will be entered into when confirmed in writing by the Owner and will be subject to all the following booking conditions.

2. Bookings: A provisional booking can be made by telephone on 07787 515249, the dates will then be held for 7 DAYS ONLY to allow for the return of the booking form and deposit. If no deposit has been received within 7 days the provisional booking will be cancelled without further reference and the house re-booked.

3. Payment: The deposit is 30% of the  total rental. The outstanding balance, together with a separate cheque for £150 as a breakage deposit, is due TWO MONTHS prior to the rental. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation of the booking by the client. However for bookings made less than two calendar months before the commencement of the rental the total rental fee is payable on booking. Payment should be made to Alex Knight at 28 Ponsford Road, Minehead, Somerset, TA24 5DY. Payment should me made by Visa, MasterCard credit card, Debit Card or sterling cheque.  Credit card and debit card bookings can be made via the website.


4. Cancellation: Any cancellation made by the Client shall be in writing and addressed to Alex Knight at 28 Ponsford Road, Minehead, Somerset, TA24 5DY. On receipt of notice of cancellation, an effort will be made to re-let Westwood for the period of the booking. If successful all monies paid less an administration charge of 20% of the re-let value, will be forwarded to the Client. If unsuccessful then the following cancellation charges apply: More than 56 days before commencement of the holiday - loss of the deposit. Less than 56 days before commencement of the holiday - the full cost of the holiday.
It is strongly recommended that Clients take out cancellation insurance. Accordingly, a holiday insurance proposal form will be sent out with the letter of confirmation.

5.Rental Timings:

Week: 3.00 p.m. Saturday to 10.00 a.m. Saturday.

Weekend: 5.00 p.m. Friday to 10.00 a.m. Monday.

Mid-week break: 5.00 p.m. Monday to 10.00 a.m. Friday.

6. Descriptions: Whilst the Owner makes every effort to ensure the accuracy of property descriptions, these are inevitably subjective and are for guidance only. If there are any points of particular importance please contact the Owner to clarify information. Whilst the Owner has taken all reasonable steps to ensure that the information contained in the brochures, price lists, leaflets and advertisements are accurate the Owner reserves the right to alter, substitute or withdraw any service,
facility or amenity.

7. Number of Persons using the property: The number of persons occupying or visiting Westwood must not exceed the maximum number indicate when booking or the stipulated capacity in the brochure and the website unless otherwise agreed in writing with the Owner. The owner retains the right to deny all male/female parties and this should be agreed prior to the commencement of the holiday. If agreed the owner may request a higher deposit.

8. Care of Westwood: The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. Whilst heating, hot water and electric is provided excessive use may incur an extra charge which will be recovered from the deposit.

9. Breakage Deposit: This £150 deposit covers MINOR breakages and/or damage. It must be made payable to the Alex Knight on a separate cheque and will be returned or destroyed within 14 days of the end of your stay if no deductions have had to be made. The Client is legally bound to reimburse the owner for extra replacement costs, major repair or extra cleaning costs on demand.

10. Children: Guests must accept responsibility for their children’s safety.

11. Pets: Pets that are accepted must be supervised and any fouling must be dealt with and cleaned up promptly.

12. Unreasonable behaviour: If in the opinion of the Owner any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be discharged and the Owner may repossess the property immediately. The Client will remain liable for the whole cost of hire and no refund shall be due.

13.Liabilities: The Owner does not accept liability or responsibility to any person for any personal injury loss or damage to property or cars however sustained or caused nor for the loss or theft of property and/or money and does not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. If for reasons beyond his control the Owner has to cancel arrangements made by the Client, the Owner will return to the Client any monies paid, whereupon the Owner’s liability will cease.

14. Complaints: Should there be any cause for complaint during the occupation of the property, it must be notified promptly to the Owner and in any event before departure to allow remedial action to be taken. It is specifically agreed that failure by the Client to notify the Owner before departure will entitle the Owner to refuse to entertain the complaint, irrespective of its merits.

15.Right of entry: The Owner shall be allowed right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

16.Booking Liabilities: The Client signing the booking form undertakes to act as the householder for the duration of the booking is responsible for the safety of the rest of the party and has the authority of all persons who use the house during the period booked signs on their behalf and will indemnify the Owner against all loss and damage arising (including unreasonably large amounts of cleaning) directly or indirectly to the property and its contents from any deliberate act or omission by any person in the party.
